In short

TopTech Electrical's electrical safety inspection checks a Livermore home's main panel, wiring, outlets and grounding, then delivers a written report in plain language. It suits home buyers, sellers and owners of older homes.

About this service

## Electrical safety inspections: what to expect

An electrical safety inspection is a close look at the parts of your home's electrical system that matter most for safety: the main panel, subpanels, wiring you can reach, outlets, switches and protective devices. You get a written report that lists what we found, how serious each item is, and what we recommend. It suits anyone buying or selling a home, owners of older houses, and people who have a feeling something is off.

What's included

- Main panel and subpanel inspection
- Outlet, switch and GFCI/AFCI testing
- Grounding and bonding check
- Visible wiring condition review
- Written report in plain language
- Free written estimate for any repairs

- ### Signs you may need one
Some situations call for an inspection right away. Others simply make it a smart step. Common reasons include:
  - Breakers that trip often or fuses that keep blowing
  - Outlets or switches that feel warm, buzz, or smell of burning
  - An older main panel or two-prong outlets with no ground
  - Lights that dim when large appliances start
  - A planned sale, a purchase, or a new EV charger or remodel
- ### How the inspection goes
We start by talking through why you called and any problems you have noticed. Then we open and check the panel and subpanels, test outlets and switches, including GFCI and AFCI protection where it applies, and check grounding and bonding. We look for outdated or damaged components and note wiring that is visible but worn. Walls stay closed, so hidden wiring is judged only by what can be seen and tested. The report comes in plain language, with straight answers about what needs attention now and what can wait.
- ### What affects the scope
The work depends on the size of the home, how many circuits it has, the age of the panel and wiring, and how easily we can reach the panel, attic and crawl space. Homes with past remodels or several added circuits take longer to review. Ask for a free written estimate if you want the scope and cost spelled out before anything is scheduled.
- ### Disclosure and permits
Home sale paperwork in California asks about known electrical trouble, and past work done without a permit is something buyers will raise. A newer state law, SB 382, is set to add a standardized electrical disclosure to many single-family sales starting in 2026. Any repair that needs a permit should be pulled and inspected through your local building department.

Good questions

## Questions about electrical safety inspections.

What people ask before they book. Text us anything else.

**Is an electrical safety inspection required when selling a home in California?**

A newer state law, SB 382, is set to require a professional electrical safety inspection and disclosure for many single-family sales starting in 2026. Confirm with your agent or escrow officer how it applies to your sale.

**How is this different from a general home inspection?**

A general home inspector checks the electrical system at a surface level. An electrician opens the panel and tests protective devices and grounding in more depth.

**Will the inspection find every problem in my home?**

The inspection covers the parts that can be reached and tested on the visit. It does not open walls, so hidden wiring is judged only by what is visible.

**Do I have to make every repair in the report?**

No. The report ranks issues by seriousness so you can decide what to fix and when. A buyer or lender may still ask for certain items to be addressed during a sale.
